RED Services ensures that vacant property is inspected in line with insurer’s requirements. All inspections are monitored through our central property management database.

Our Management Services Include:

Preparation of vacant property for letting
Advice on rental and term of lease
Collection of rental, banking and supplying of quarterly statements. Drawing up agreements and notices
Lease/tenancy administrations

Ensure that tenant’s covenants are strictly adhered to by the tenants and observing the landlord’s covenants on his behalf
Arrangement of routine maintenance throughout the tenancy
Visiting the property at least three times a year to ensure that it is being maintained, with reports provided upon request

Ensure that the Landlord’s fixtures and fittings are in good state.
Negotiating any damages and reimbursements claims at the end of the tenancy and advising accordingly Providing an experienced management team to deal with individual queries and making immediate arrangements with landlord to ensure that genuine complaints are promptly attended to
Keep complete and accurate records of all transactions affecting the property with reports provided annually

Security Arrangement

This involves the employment of qualified security personnel to perform the following functions:

      1. Monitor the property assets of landlords and tenants towards safety and maintenance

  1. Monitor the movement of persons including visitors in and outside the premises.

  2. Direct persons and visitors to appropriate apartments.

  3. Control the parking and/or movement of vehicular traffic within and outside the immediate vicinity

    of the subject property

  4. Accept all reasonable messages, whether written or verbal on behalf of the tenants and sensibly

    determine their relevance to any particular situation or tenant.

Electricity Supply

Since we assume that Prepaid ‘Pay as you go’ PHCN Meter will be installed in the house, we don’t anticipate any problems arising from Electricity Supply.

Tenement Rate

Raise objections (if any) to all excessive tenement rates and/or other Local Government charges on the property. Ensure prompt payment after pursuance of collection to the appropriate authority.

Others

Carry our insurance valuation and revaluation of the property and ensure that the property is constantly being and adequately insured. Maintain a sound and cordial relationship with all tenants/occupiers and thereby ensure mutual respect.
